Each homesite runs to 1,400 square meters, a little over a third of an acre, and carries a single residence of up to 600 square meters over two stories. Twelve meters of planted garden stand between one house and the next.

You arrive through one gate, onto one street, with nine neighbors. The estate is an American-style planned community, with a palette of homes to choose from for construction on your homesite.

The setting

Between the river and the mountain

You are fifteen minutes from Calapan City, on land that runs down to the Biga River, looking east to the Halcon range across open rice country.

The land is owned by a family whose presence in Calapan and Oriental Mindoro dates back to before the Spanish conquest of the Philippines. We expect to maintain carefully cultivated rice fields, including heirloom rices and Mindoro's own aromatic dinorado.

Mornings come off the mountain across open paddy, and in the evening a breeze runs down the valley along the river. The three house designs are drawn for this climate, with deep eaves, cross ventilation and the principal rooms turned to the garden.

The houses

A palette of three homes

Every house at Royal Calapani Estates is coastal contemporary, built in floor-to-ceiling glass, stacked basalt and natural timber. Choose one of the three designs for construction on your homesite. Each runs to two stories and 600 square meters, with an enclosed two-car garage.

Wide eaves carried low over a deep lanai, walls of lava stone and white stucco, and teak screens that fold back until the ground floor is one room open to the garden.

A single deep roof plane cantilevered over two stories of glass, carried on walls of stacked basalt, with teak soffits overhead and travertine underfoot. A dark reflecting pool runs up to the glass along the whole front.

  • An enclosed garage for two cars, with a service door through to the utility court, and an uncovered motor court for two more cars.

  • Finished floor levels raised above the surrounding grade, on a landscaped plinth that lifts the principal rooms above the garden.
  • Reinforced concrete frame designed for Wind Zone II and Seismic Zone 4.
  • Deep eaves and cross ventilation on every elevation, for natural cooling.
  • A utility court sized for the water tank, the pump and a standby generator, screened from the street and from the garden.
  • Roof planes oriented for solar, with conduit run during construction.

Each design is carried through to construction drawings with the architect and structural engineer of record, and built under its own permit from Calapan City.
